A detailed and comprehensive analysis of the structure of an entire building and all its components usually required for period and/or larger properties or those of special architectural interest.
Findings are presented in a written report format following a logical order to identify the overall condition, main faults and maintenance considerations. The longevity of specific elements of the building fabric are also denoted i.e. roof condition and its remediation.
Main Walls & Roof Report
A detailed and comprehensive analysis of the main external walls and roof of an entire building, suitable for those properties that are to be heavily refurbished or where the client requires comment only on the principal structure and its overall integrity.
Findings are presented in a written report format following a logical order to identify principle concerns in the structure, dampness and timber decay. All other elements are excluded.
Defect Diagnosis
A complete diagnostic report on a specific building fault or defect ie suspected structural movement or damp with rectification recommendations.
Commercial Surveys
Building Survey
A detailed and comprehensive analysis of the structure of an entire building and all its components more suitable to large properties converted into commercial premises and/or purposely built commercial/industrial sites.
Findings are presented in a written report format following a logical order to identify the overall condition, main faults and maintenance considerations. The longevity of specific elements of the building fabric is also noted.
This survey is suited to those clients either embarking on a commercial lease or purchasing commercial property and who require confirmation of the overall condition of the property as part of the purchase, or where they have structural repairing obligations as part of the lease and need to manage their liabilities.
Schedule of Condition
A snapshot of the general condition of the building at a moment in time, supported by photographic evidence and written narrative, ideally suited to prospective commercial tenants who wish to record the condition of the property as part of the lease in order to reduce their repairing liabilities.
Schedule of Dilapidation
A detailed inspection of the condition of a building pending the termination of an existing lease in order to identify the extent of demise deemed to have occurred over the duration of the tenancy and to serve due notice as part of the dilapidation process.
We can act on behalf of either landlord or tenant, either issuing or defending a Notice. This includes costing of a Scott Schedule or negotiating the assumed valuation.
